4-Building Office Project Planned for Site of Sheraton Bellevue Hotel

Real estate investor. Tishman Speyer, has submitted plans to the City of Bellevue for a four-building project in Bellevue, “112th & Main”. The company is planning the project where the Sheraton Bellevue Hotel is located (although not open). The address is 100 112th Avenue Northeast.

The project is nearly 1 million square feet. Each building will be 14-stories and just over 220 feet tall. According to the documents, there will be room for up to an estimated 6,400 employees.

The four-building development will happen in two phases. The first phase will have about 499,000 square feet of office space, and about 27,000 square feet of retail space. The second phase will have around 457,000 square feet of office space, and over 12,000 square feet of retail space. There will be two towers built in each phase.

The first phase is planned to begin in 2022, with a slated completion date in 2025.

Henning Larsen is the design architect for the project. The Danish architecture firm was founded in Copenhagen and has offices worldwide.

The 4.8 acre site is directly across the street from the Bellevue East Main Link Light Rail Station. It was purchased by PMF Investments in 2016 for $42.7 million. PMF Investments had originally submitted plans to the City of Bellevue for an office, retail, and multifamily project.

Tishman Speyer acquired the property from PMF Investments in earlier 2021 for $152.5 million, according to public records.
